A recent report highlights a significant disparity in rental costs for post-secondary students in Toronto, with many paying approximately $400 more per month than their peers across Canada. According to the “State of Canadian Student Living” survey released by consumer insights group Studenthaus on March 12, 2024, students living away from home in Canada are spending an average of $1,146 monthly on rent. In contrast, students at institutions such as the University of Toronto and Toronto Metropolitan University face a median rent of $1,550.

The survey gathered responses from over 6,000 students across 22 post-secondary schools in 16 cities. Findings reveal that while many students at U of T and TMU consider their rent affordable—61% and 73%, respectively—most rely on financial support from their families to make ends meet. Specifically, 82% of surveyed U of T students receive some assistance, with 70% indicating that their parents cover their rental costs entirely. At TMU, 66% of respondents reported similar support from their families.

Comparative Analysis of Rent Across Canadian Universities

The rental landscape varies significantly among Ontario universities. For instance, students at Western University in London pay a median rent of $950, while McMaster University in Hamilton has even lower rates at $875. Those attending Western and McMaster also reported higher satisfaction with their housing situations, scoring 4.09 and 4.08 out of 5, respectively.

Julian Wells, CEO and founder of Studenthaus, noted the stark contrast in rental prices within Ontario. “Basically, Ontario students are bifurcated. You either pay some of the highest rents in the country or some of the lowest rents in the country, depending on the market,” he stated in an email to CTV News Toronto. The cheapest rent among surveyed Ontario post-secondary institutions was recorded at Carleton University in Ottawa, where students pay $850 per month.

Students in other major cities also face rental challenges. In Vancouver and Victoria, rents average around $1,200 per month, slightly lower than those in Toronto but still significant. The financial strain on students is evident as many turn to family support to cover these costs.

The survey’s findings reflect ongoing concerns regarding the affordability of housing for students, emphasizing the need for more accessible options in urban centers like Toronto. As the cost of living continues to rise, the reliance on familial support may become increasingly necessary for students pursuing their education in high-rent areas.
