Calgary Launches Major Residential Projects Near Central Library
Construction is set to begin on a new residential rental development in Calgary’s East Village, located adjacent to the Central Library. The ceremonial sod-turning for this project follows the Calgary Municipal Land Corporation’s (CMLC) announcement of their 2026 business plan, which outlines significant development activities in the area. CMLC officials confirmed that five new projects will commence this year, alongside ongoing work in the Culture and Entertainment District and the transformation of Arts Commons and Olympic Plaza.
Kate Thompson, president and CEO of CMLC, emphasized that the city’s increasing demand for housing and hotel accommodations is driving development confidence in East Village. “As our city’s demand for housing and hotel rooms continue to grow, so too does development confidence in East Village,” Thompson stated during the announcement on Monday.
Investment and New Developments
The CMLC plans to invest over $700 million in capital projects throughout 2026, marking a peak in investment for East Village developments since the onset of the COVID-19 pandemic. The first construction project to commence this year will be Library Square, developed by Bankside Properties. This six-storey building will offer 162 purpose-built rental units and is set to break ground in February 2026. The project, valued at $60 million, will replace two existing surface parking lots directly east of the central library and is expected to be completed and ready for occupancy by late 2027.
Cole Richardson, managing principal for Bankside Properties, noted that the rental rates will fall under $2,000 per month, positioning Library Square as a mid-market option rather than a luxury development. “We’re trying to keep the majority of our rents under $2,000 a month,” Richardson explained, highlighting the project’s accessibility for potential renters.
Additional Projects in the Pipeline
In addition to Library Square, four other developments are slated to launch in East Village this year. Collectively, these projects aim to deliver approximately 600 housing units and 132 hotel rooms. Notable residential projects include Ayrshire Group’s Lyric, which will feature 208 units in a six-storey structure, and Slokker Homes’ Vibe, which will provide 218 units along with 1,100 square meters of commercial space. Another significant project, The Edgewater, led by Trico Communities, will consist of 170 units spread across nine storeys.
A new hotel development by Truman will contribute further to the area, featuring 132 rooms in a five-storey property. The combination of these initiatives reflects a robust effort to enhance the East Village as a vibrant and accessible community.
As Calgary continues to evolve, these developments are poised to significantly impact the housing landscape, responding to the growing needs of residents and visitors alike.
