Retail Revitalization at University Heights with New 196K Sq. Ft. Development

The retail landscape at University Heights in Saanich, British Columbia, is set to transform with the completion of a new development covering over 196,000 square feet. This revitalization follows the permanent closure of the Save-On-Foods store on June 25, 2022, which marked the beginning of a significant redevelopment project in the area.
The redevelopment plan includes nearly 186,000 square feet of new retail space, more than 11,000 square feet for offices, and a residential community comprising 593 homes. Most of the existing structures, built in the 1970s and 1980s, were dismantled last year, with the exception of a Home Depot building erected in 2005. The new commercial footprint is located at 1520 McKenzie Ave., paving the way for a vibrant retail corridor.
On September 20, 2023, Supplement King will officially open as the first tenant in this newly developed space. The health and nutrition retailer has signed a 10-year lease for approximately 1,100 square feet of retail space, positioning itself strategically close to the University of Victoria. This marks Supplement King’s third location in the Greater Victoria area, following openings in Uptown in 2021 and Colwood in 2024.
For co-owners Tyler Ryan and Glenna Anderson, this new store represents more than just a business expansion. “Anytime we open another store, we’re one step closer to our goal of being the go-to supplement store on the Island,” Anderson stated. The proximity to the university allows them to cater specifically to students and athletes focused on health and fitness.
Ryan emphasized the strategic nature of the new location, describing it as “an untapped market.” He believes there is a significant demand for the products they offer, combined with a high level of customer service. “You can buy things online, sure, but nothing replaces a smile and a hello when you walk through the door. That connection is what sets us apart,” he added.
Supplement King will not be alone in its new venture. The redevelopment project is set to welcome back Save-On-Foods as an anchor tenant, along with several other businesses. Among these are Shoppers Drug Mart, Scotiabank, Chipotle, Kinton Ramen, Firehouse Subs, Ono Poke, and Opa, all preparing to join the retail corridor and contribute to the revitalized community.
As University Heights transitions into a new era of retail and residential offerings, the developments promise to enhance the local economy and provide residents with a diverse range of shopping and dining options. The completion of this project marks a significant milestone in the area’s ongoing growth and development.
