School Board Voices Concerns Over Sechelt Development Plans

The School District 46 Board of Education convened on October 28, 2023, to discuss two significant development proposals from the District of Sechelt, expressing serious concerns regarding traffic safety and long-term infrastructure implications near local schools. One of the highlighted projects is a 116-unit townhouse development proposed by the Panorama Group, located on Cowrie Street, adjacent to Chatelech Secondary.

The developer has indicated that “significant topographical challenges” on the site made a condominium project financially unfeasible. Instead, the townhouses aim to fill the gap for “missing middle” housing, featuring rooftop decks and private yards designed for families seeking long-term residency close to schools and essential amenities.

During the meeting, trustees acknowledged the draft response letters prepared by staff, which identified potential impacts on student safety and school capacity. Secretary-Treasurer Nick remarked, “Shorncliffe really does need some love,” referring to the road conditions near the proposed development. He emphasized the importance of using this response to prompt necessary improvements.

The board also reviewed the Sawarne Lands master plan, which involves rezoning for townhouses and cluster housing located west and east of the Silverstone Care Facility. According to the District’s report, the plan includes “significant park land dedications adding up to 4 hectares” along with a conceptual road network to support anticipated growth.

Trustees underscored the necessity for early collaboration with the Ministry of Transportation and Infrastructure, particularly concerning traffic impact assessments. The board concluded by voting to relay their feedback to the District, advocating for enhanced infrastructure and proactive planning to ensure student safety and school readiness as Sechelt continues to expand.
