Housing Inventory Surges Near Calgary, Affecting Market Dynamics

Homebuyers in the Calgary region, specifically in Airdrie, Cochrane, and Okotoks, are experiencing a notable increase in housing inventory. This rise comes as new listings become available, significantly expanding market options. According to the Calgary Real Estate Board (CREB), the October 2025 report indicates that Airdrie has reached a record high of new listings for the month, elevating total inventory levels to 535 units. This marks a substantial 45.5 per cent increase compared to the same period last year.

The increasing inventory has also impacted the overall market dynamics, with the months of supply in Airdrie climbing to 3.93. This figure indicates that it would take just under four months to sell all homes currently on the market. As a result, the growing supply has exerted downward pressure on prices. The benchmark price in Airdrie has decreased by just under 5 per cent, now sitting at $520,400.

Changes in Cochrane and Okotoks

Cochrane has experienced a remarkable 74.2 per cent increase in inventory levels, with 310 units currently available. Interestingly, the number of new listings decreased compared to the previous month, leading to a rise in the months of supply by 81.3 per cent, now totaling 4.25 months. Despite the increase in inventory, Cochrane’s benchmark price has seen a modest rise of 2.3 per cent from last year, currently at $585,200.

In Okotoks, the market is also reflecting these trends. The area reported 91 new listings in October, pushing inventory levels up by 34.3 per cent year-over-year to reach 137 units. The months of supply in Okotoks rose significantly, up 79.1 per cent to 3.04 months. Although the benchmark price fluctuated slightly, it remains consistent at $618,600, indicating stability within the local market.
