Fox Lake Breaks Ground on New 154-Unit Apartment Complex

The Village of Fox Lake has officially broken ground on a new residential project, known as The Quarry. This development, which will feature 154 market-rate apartment units, is strategically located at the intersection of Route 12 and Big Hollow Road. The Quarry aims to address the rising demand for quality housing options in the Chain O’ Lakes community, as highlighted in a recent news release from the village.

The Quarry represents the first of two planned residential developments in Fox Lake. A thorough market analysis concluded that the site’s optimal use is for residential purposes due to its proximity to existing retail establishments, including a Jewel-Osco grocery store to the south. Additionally, the site’s limited access and reduced visibility from Route 12 reinforced the decision to pursue a residential project.

Meeting Community Needs

This new complex is designed to cater to the “missing middle” demographic—individuals and families seeking affordable yet high-quality housing. The apartments will feature one- and two-bedroom options in a town-home style design. More than 55% of the units will include attached garages, enhancing the convenience for residents.

Mayor Donny Schmit expressed optimism about the project, stating, “The Quarry provides new housing options and strengthens Fox Lake’s economic vitality. This project demonstrates the Village’s commitment to creating a balanced community where residents of all ages can thrive.”

The Quarry is ideally situated near major transportation routes, retail centers, and recreational amenities, ensuring residents have easy access to essential services and leisure activities.

Project Details and Timeline

Amenities planned for The Quarry include a clubhouse fitness center, a dog park, walking paths, and ample community space. Construction has already commenced, with the first units expected to be available by September 2026.
